The process

Buying guide

An introduction to buying new-build property in Spain. This is general information, not legal or financial advice.

Introductory information. Always confirm current rules and amounts with your lawyer and your bank.

1. Planning and budget

Before the selection starts we review how the home will be used, the budget including costs beyond the purchase price, and when you want to move in.

  • Budget for costs beyond the price: taxes, notary, registration and legal representation
  • Decide whether the home is for permanent living, holidays or rental
  • Understand how any financing affects the timeline

2. NIE number and Spanish bank account

Every foreign buyer needs a Spanish tax identification number, the NIE. A Spanish bank account is in practice needed for payments, taxes and running costs.

  • The NIE can be applied for in Spain or through a Spanish consulate
  • Your lawyer can apply on your behalf with a power of attorney
  • The account is used for deposits, final payment and running costs

3. Reservation

Once you have chosen a home, a reservation agreement is signed and a reservation fee is paid. The home is taken off the market for a set period while the contracts are reviewed.

  • The reservation fee is normally a few thousand euros
  • The fee is deducted from the purchase price
  • Always have your lawyer read the reservation agreement before signing

4. Purchase contract and staged payments

For new builds a private purchase contract is signed with the developer. Payments are made in stages during construction and must be protected by a bank guarantee or insurance under Spanish law.

  • Confirm a bank guarantee covers every payment
  • Review specifications, areas, materials and completion dates
  • Check what happens if the developer is delayed

5. Inspection and completion

When the home is finished, a walkthrough is carried out before completion. The purchase is closed before a notary, the title is registered and the keys are handed over.

  • Note any remarks in writing during the inspection
  • Final payment and the notary meeting take place on completion day
  • After registration, utilities and fees are transferred to you

6. After the purchase

As an owner you take on running costs and annual declarations. We help set up the routines so nothing is missed.

  • Local property tax, community fees and insurance
  • Annual declaration for non-resident owners
  • Maintenance and key handling for holiday homes
